Greetings from THE BEACH,
I thought we’d start the proceedings with a rendition of the National Anthem that will rock your world.

Although the rainfall this summer was highest ever recorded in this area, this resort was slammed from the middle of May until just about a week ago. AQUA continues to attract the higher end tourist, and it’s amazing how many visitors I recognize on a yearly, and sometimes quarterly basis. In fact my recent sales have been to guests that have stayed here several times and have followed the real estate market with my newsletters.That is very satisfying to me, I’ve made lot’s of friends in the building. Here’s a testimonial from a recent buyer.
Why Aqua is the best spot on the beach; period.I am from Panama City; I grew up on these beaches, and used to surf 30A before there was anything out there. I’ve watched the transformation of the beach over the decades; I used to own a beachfront home on Highway 30A.  30A and Destin are now way too crowded. It’s just hard to get around there, and on 30A, you just can’t move; it’s a 2 lane road, and nice, but far too much has been built. And it’s too far from the new airport.We’ve been coming to Aqua for years, and have no second thoughts about owning here.  While even PCBeach can get crowded, of course, at Aqua, you can WALK everywhere. To Pier Park; to Gulf World; to nice restaurants; to Target or Walmart; to the theatre, and pier. You can go to Target or Walmart or Dillards….without getting on Front Beach Road. AND, Aqua is closest (13 miles; 15 minutes) to the new airport.

Location is the best; and Aqua is first class, and the nicest layout of beach properties. You are wise to focus here; it really has the best of all things to offer.
I appreciate the effort my client put into that. Very nice of him.

If you’re not visiting in the Fall, you are missing out. The weather is spectacular, there’s a more laid back atmosphere, and going out is much easier. The activity calendar on the beach continues to improve and there will be a time when it’s just as hard to find a condo in the fall as it is in the summer.

It seems when people have not visited the area for a while, there is a nice surprise waiting for them when they return. Last year it was our new WALMART. Here’s what you have to look forward to this spring.


The main activity at AQUA now is the balcony resurfacing. With over $1,000,000 in HOA reserves, the goal of the board is to continue to make improvements and retain our image as “BEST ON THE BEACH“. Owners have been able to raise rental rates, and their income, every year since we opened in 2007. Even during the BP oil crisis, rental income increased. 
The summer was so busy, the only time I could show a condo was during the turn, mostly on Saturday mornings. Buyers are in town now, there are condos to view, and I’m writing contracts. Here are the AQUA condos currently on the MLS .

I’ve been very successful selling condos privately, with no MLS exposure. I have a C3, “02”  unit available, and I won’t have to advertise it. This floor plan is in demand. I have a  C4 “03” unit also, and the C2 “09” unit is smaller, but also very affordable. Guests love this floor plan because of the huge bath and garden tub, and it’s nice having 2 bedrooms in the back for the kids. I also have several 1 and 2 bedroom units for sale.
