GREETINGS FROM THE BEACH,
 
The new year got off to a fast start and prices continue to go up. I’ve closed on 5 condos since the first of the year and 4 were cash sales. Most AQUA condos listed on the MLS are in the $300 a square foot range and some resistance can be expected at that level. However inventory has been drastically reduced and buyers have a choice, buy now or wait for possibly higher prices in the fall. Most sellers are content to wait since we are on the verge of another record rental season.

I also have several condos available at Sterling Breeze. There are only 3 condos listed at Sterling Breeze so not much inventory in that building.
My listing in Tidewater is an excellent investment. This 1 br 2 bath condo has premium tile throughout, and is very tastefully decorated. The owner is pressuring me to get the sale done, and will consider offers. This unit has been rented sparingly, and is in great shape for the summer rental season.

Are you familiar with HGTV? Have you seen their new series BEACHFRONT BARGAIN HUNT? Attached is a picture of the filming crew and cast for an episode soon to be airing on HGTV, featuring Panama City Beach and AQUA. I was fortunate to be asked to try out for a part in the series and had the ideal family with “star quality” in mind for the buyers. Brody & Gidge Black, the new owners of 704, and their adorable children were perfect for the show. After a SKYPE audition we were picked for the episode and finished filming in March. 
 
The final cut should be ready in a couple months so I’ll let you know when it will be on the HGTV channel. I can’t say much about the show, but hopefully it will create more interest in the area. The national and international exposure should be beneficial to owners that are actively renting their condo, and I’m convinced sales will surely be positively affected. 
Panama City Beach continues to impress me with new buildings going up almost daily. If you haven’t been to this area for a while, you’ll be amazed at what is going on in this area.
